As we look at our homes, and are trying to make things work (possibly on less money) there are oftentimes many options to make little changes for big effects. To give an example, I’m going to walk you thru a very simple kitchen remodel that also changed the dining and living rooms.
Let’s examine the existing floor plan, and the traffic pattern that this creates.

Notice how the living room is chopped up because of the traffic flow. I didn’t draw a line to the exterior sliding door in the living room for this one, but notice how both top and bottom corners are cut off from the rest of the living room.
The owner wanted to have an island in the kitchen to entertain, move the laundry room out into the garage, have an entertainment/tv room, make the living room into a dining room, and fix the master bath.
Without changing the footprint at all, and moving a few doors, notice that changing the traffic pattern gives them the space they need for what they requested.

A little work here and there made a huge difference, and the plan now fits their current lifestyle.
By designing their project first, these homeowners were able to get accurate pricing from their contractor, and they knew they would like what they got at the end of the day!
